When you
want to make sure you have a home to move into before closing
escrow on the one you have to sell, we can set up what we call a
"contingency sale." Before a buyer makes an offer on you
property, we make sure they understand that this one they are
buying will only close escrow if the one you have bought
closes escrow concurrently. Sometimes this can discourage a Buyer
to make an offer, but it is not uncommon in today’s market to
have a contingency sale. Sometimes, the Buyer may even have their
own contingency in the offer with you about a house they are
selling to buy yours.
As
Realtors, we know when these types of contingencies are involved,
the transaction can become strenuous. However, we have experience
in coordinating these types of transactions and know how to
arrange a concurring closing.
