30 year mortgage rates dip below 5%

Rates on 30-year home loans dropped below 5 percent for the first time in four months, but still remained above this year's record low, Freddie Mac said Thursday.

The average rate on a 30 year fixed mortgage was 4.94 percent, down from 5.04 percent last week, Freddie Mac said. The last time the 30-year home loan averaged less than 5 percent was the week ending May 28, when it was 4.91 percent.

Rates hit a record low of 4.78 percent hit in the spring, and remain appealing for people interested in buying a home or refinancing.

On Thursday, the National Association of Realtors said the number of signed sales contracts rose for the seventh straight month in August, as homebuyers rushed to take advantage of a tax credit for first-time owners that expires in November.

"Low mortgage rates are helping to stabilize home sales," said Frank Nothaft, Freddie Mac's chief economist.

But borrowers may want to consider the Federal Reserve's announcement last week that it is slowing down a program intended to lower mortgage rates and boost the housing market. Analysts say mortgage rates should remain low for now but could eventually move higher, and homeowners who want to refinance mortgages shouldn't delay.

Freddie Mac collects mortgage rates on Monday through Wednesday of each week from lenders around the country. Rates often fluctuate significantly, even within a given day.

The average rate on a 15-year fixed mortgage fell to 4.36 percent from 4.46 percent last week, according to Freddie Mac. This week's rate on 15-year mortgages was the lowest since Freddie Mac started tracking it in 1991.

Rates on five-year, adjustable-rate mortgages averaged 4.42 percent, down from 4.51 percent a week earlier. Rates on one-year, adjustable-rate mortgages fell to 4.49 percent from 4.52 percent last week.

The rates do not include add-on fees known as points. The nationwide fee for loans in Freddie Mac's survey averaged 0.7 point for 30-year mortgages, and 0.6 point for 15-year and five-year loans. The fee averaged 0.5 point for one-year mortgages.

Federal Tax credit expiring soon

On Dec 1st. the $8000 tax credit is expiring. This tax credit has done a great job of bring in new first time home buyers, but not so affect with current home owners looking to move up. Foreclosure filings drop, but backlog grows

 

 

First the good news: all three types of foreclosure filings dropped in August in Orange County compared to July and compared to a year ago.

Banks seized 771 houses and condos, filed 1,982 auction notices (notice of trustee’s sale, or NTS), and filed 2,202 notices of default, reports ForeclosureRadar.com.

However, there is a growing number of potential foreclosures as measured by notices of trustee’s sale not yet acted upon. Outstanding auction notices totaled 8,879 last month, up 6% from July and 90% from a year ago — that’s auction notices issued over the past year or so minus those canceled or foreclosed.

Foreclosures are being delayed by the Obama administration’s Making Home Affordable program, or HAMP, and its three-month trial period for loan modifications, said Sean O’Toole, head of ForeclosureRadar.

“If the HAMP trials succeed, foreclosures should begin to cancel at record rates, which has yet to happen,” O’Toole said. “If HAMP trials fail, foreclosure sales should increase, which also has yet to happen.”

Laguna Niguel Facts

Over one-third of Laguna Niguel is designated as open space. This significant amount of open space is one of the key features defining the character and urban form of the City. The City has 2 community parks, 23 neighborhood parks, 3 mini-parks, 1 dog park, 2 county regional parks, 2 small county parks and the new Laguna Niguel Skate & Soccer Park.

The name “Laguna Niguel” is derived from the Spanish word “Laguna,” which means lagoon, and the word “Nigueli,” which was the name of a Juaneno Indian village once located near Aliso Creek. In 1821, California became Mexican territory and many rancheros were formed in Southern California, including Rancho Niguel. During this period, Rancho Niguel was primarily used as a sheep ranch. The first private landowner of the area was Juan Avila, a resident of San Juan Capistrano, who obtained land through a Mexican land grant in 1842. Juan Avila was also successful in re-establishing his title to the land after California became US territory in 1848 and remained the owner of “Rancho Niguel” until 1865.

In 1895, the “Rancho Niguel” land became part of the Moulton Company, a company that would eventually control over 19,000 acres of local ranch land.

The genesis of today’s Laguna Niguel was the establishment of the Laguna Niguel Corporation in 1959 by Cabot, Cabot and Forbes, making it one of the first master planned communities in California. The firm of Victor Gruen and Associates was retained to develop a detailed community plan for the approximately 7,100-acre site. Land sales started to occur in 1961 in Monarch Bay and Laguna Terrace subdivisions. Avco Community Developer acquired the Laguna Niguel Plan in 1971 and initiated development as set forth in the original Master Plan.

During the early years of development in Laguna Niguel, the Laguna Niguel Homeowner Association, later to become the Laguna Niguel Community Council, served in an advisory capacity to the Orange County Board of Supervisors on land use issues.

In 1986, Laguna Niguel residents, looking for local governance, took the first step toward cityhood by forming a Community Services District. Three years later, on November 7, 1989, 89% of the voters favored incorporation and on December 1, 1989, Laguna Niguel became the 29th city in Orange County.

I Don’t want to throw my money away with renting anymore. I am not sure of what the actual Tax benefit is, but as of right now, I don't have any. I know that ownership in a Property is a smart investment. And, it will be nice to have that Fixed housing expense. The main reason to own vs. renting, is the Freedom to enjoy my own home. But, before I do anything I need to Prepare to meet with a lender. My lender told me to Avoid major purchases before buying a home. He also said it would be important to Keep your money in one place, before, and while in escrow. They also explained to me my Closings costs and Down payment. Which made the whole process of  Getting pre-approved easy. Now that I am Pre-approved, I can Start looking for my next home. Many people warned me that Using more than one agent is a waste of time, and that I really need to be careful about not Using the Listing Agent directly. I was also told the truth about Ads & Internet listings, and especially Open houses. So, I wont waste my time with those things. Now I am working with the Roberts Team, and the first thing they talked about with me was the Market conditions. They also explained that the Property condition & features have a lot to do with what kind of offer I should make when we find the right home and that the most important feature of a home is always Location, Location, Location. But, ultimately  it comes down to How much do I really want the home. Before I go and make any irrational decisions I should sit down with my realtor and look at the comparable home sales. That way I can make a powerful, and intelligent offer. So my Roberts team agent reminded my to bring a check so that I could give an Earnest money deposit.  That way, the seller would take my offer seriously. My agent also made sure I was aware of all the Contingencies in a purchase agreement. Which made me feel better to understand the time periods in the contract that would have to be met, and my right to get out of the deal if I needed to. My agent also suggested we ask for a Home warranty in making an offer. He assured me that this is a normal practice (asking the seller to pay for a home warranty plan) and that it should not affect the offer much. But, what he said would be the biggest hurdle in making an offer is Agreeing on price & terms. Because of the The Roberts Teams advice, the whole process of finding a home and winning the offer went pretty smooth. I am just concerned about the escrow. But, my agent assured me that it's their job to Monitor escrow and make sure that I get all the appropriate Disclosures, and Inspections. And, that they would call me if there was a problem out of the ordinary. My agent also assured me that it is totally normal during the process of escrow to have to Renegotiate with the seller.  But, everything went fine and my agent informed me that we have a right to do what they call a Final Walk through. This really eased my mind, because I was worried I would get into the place after we Close escrow and find that they damaged the property.
